Applying for EV Charging Facility Install


  • The River Gallery does not have a Communal EV Charging Facility, Residents Cannot use Common Area powerpoints
  • Any EV Charging Facility has to be installed within or immediately adjacent to an Owner’s Exclusive Use Car Space (Note: This condition does not apply where the car space is within the Lot’s Title.)
  • Installing an EV Charging Facility is an Improvement to Common Property by an Owner under current legislation.
  • Queensland’s Body Corporate Law dictates that:
    • Committee can approve an Improvement to Common Property if the total value of the proposed improvement is $3,000 or less.
    • If over $3,000 then only the Body Corporate can approve the proposal at a General meeting.

How to make an Application


Proposal either to Committee or the Body Corporate is to contain the following:

  1. A complete Technical Proposal by a suitably qualified person prepared on behalf of the Lot Owner.
  2. A complete costing comprising a formal Quotation by the Lot Owner’s appointed Supplier and approved by the Lot Owner.
  3. A Statement stating whether the source of electrical power is to be drawn from the Lot’s domestic power supply or Body Corporate’s electrical supply.
  4. If power supply is to be drawn from Lot’s domestic supply then the Lot Owner’s proposal will pay the Body Corporate for any upgrade to that domestic supply to the Lot necessary to accommodate additional power load imposed by the EV charging facility.
  5. If the power supply is to be drawn from the Body Corporate’s electrical supply then the Lot Owner’s proposal should clearly describe:
    • How the EV Charging Facility will be connected to the Body Corporate’s electrical supply
    • How electrical consumption of the EV Facility will be measured.
    • How the Lot Owner proposes to reimburse the Body Corporate for electrical power consumed.

NOTE 1: Lot Owner will be responsible for the costs of upgrading the Body Corporate’s electrical supply system if that is needed.

NOTE 2: Committee or Body Corporate may appoint a Technical Consultant to review the Lot Owner’s proposal and advise Committee or Body Corporate on the proposal’s feasibility.

Submitting Proposal for EV Charging Facility


  1. If the final costed amount for the proposal is $3,000 or less then detailed proposal to be submitted by the Lot Owner to the Body Corporate Manager for Committee’s consideration.
  2. If the final costed amount for the proposal is in excess of $3,000 then the Lot Owner is to submit a request to the Body Corporate Manager to arrange for a General meeting at that Lot Owner’s cost.

Note:

  • The River Gallery was not designed to accommodate EV Charging Facilities
  • Committee may refuse an application for EV Charging Facility installation where that installation may jeopardise the building’s electrical supply.
  • The committee may advise the Body Corporate to refuse an application for EV Charging Facility installation where that installation may jeopardise The River Gallery’s electrical supply.
