Alterations To Lot Interior

The BCCM Act does not restrict the changes or improvements an owner can make to the interior of their own lot. But there are limitations.

Those changes or improvements may impact on common property as well as affecting neighbours and TRG’s day to day operations. For this reason By Law 5 requires an Owner to inform the Body Corporate of any proposed internal changes to their lot.

Body Corporate Committee will want to know at least:

  • Is the main structure affected in any way?
  • Are holes being drilled into the floor or ceiling slabs?
  • Are any walls being demolished or modified?
  • Are the utility services into the lot being changed in any way?
  • What is the increase in electrical loading, if any?
  • Will a Certificate be provided for any changes to waterproofing?
  • Is the floor covering being changed in any way?

Body Corporate Committee may engage an Expert to advise them on technical matters.

Building Manager will want to know:

  • Start date and duration of the works.
  • Proposed working hours.
  • Tradesmen to be registered and undergo an induction.
  • Arrangements to collect and remove waste materials.
  • Intended use of any lift or residents’ access.

Lot owner should also check if there are any other By Laws that affect what change or improvements they can make
